Occupied Staging

Let our certified consultant help you prepare for listing photography

What is occupied staging?

Our certified occupied staging consultant utilizes the homeowner’s existing furniture and decor to stage the home, with an eye to readying it for listing photography.

Where interior design makes a home more fitting for its owners, occupied staging transforms the marketability of the home, helping it sell more quickly.

After a 15 minute intake call to understand your timeline and priorities, our occupied staging consultant will spend 2 hours with you and/or the homeowner, recommending researched-based ways to highlight the home’s best features for photography and showings.

Our consultant may suggest decluttering and depersonalizing solutions, furniture and decor placement… it all depends on your unique needs.

How does it work?

  • Getting to know you

Through a free, 15 minute intake call with a trained occupied staging consultant, we get a feel for your timeline and unique needs.

  • In-home consultation

Your consultant will spend 2 hours with you and/or the homeowner on location, providing researched-based recommendations to highlight the home’s best features for photography and showings, utilizing the homeowner’s existing furniture and decor.

  • Ready, set, sell

The end result is a beautifully staged, “show-ready” home, prepped and ready for listing photography! Occupied staging transforms the marketability of the home, helping it sell more quickly.

“Most homeowners simply can’t vacate their home to list it. They get easily overwhelmed with the process of making their home “show ready.”

During an occupied consultation, I see their home with the fresh eyes of a photographer and the knowledge of an Occupied Staging consultant. I know what it takes to get a home ready for the market!”

Three Reasons To Consider Occupied Staging

The home will remain occupied until it sells. Whether due to timing, budget, or logistics, Occupied Staging allows you to showcase the home at its best without the need for costly furniture rentals or temporary relocation.

Competing listings in the area. In a crowded market, a thoughtfully staged home stands out, making a lasting impression on potential buyers.

Staging enhances perceived value. A well-staged home feels more inviting, functional, and aspirational—helping buyers see themselves in the space.

  • Molly is amazing! I hired her for owner-occupied staging and she helped the homeowner prepare the home for photography. Who better to help stage a home than someone who is an expert at photography? She took her time and answered all of my client's questions during the process. The end result was a beautifully staged home that photographed wonderfully!
